If you then choose to let us have the option of liquidating your assets, we would then prepare all items and or real estate for a sale.
I have been dealing with antiques for 40 years, and have also been dealing with automobiles and heavy equipment for approximately 20 years. Because of this, I have a good base knowledge of value and people. I have been selling Real Estate and antiques at auction for 3 ½ years now and have a 90% positive selling rate. I have also been very successful doing Benefit Auctions for different groups over the years.
For Real Estate Auction, we provide an intense marketing of your property over the course of approximately 30 days. Advertisement, Online Web Site advertising, color photo cards mailed to possible buyers, etc. all at our expense. After the sale of the property, the closing usually occurs within 30 days of the Auction date. If the property also includes contents, we have different options for the sale of these items, such as: an on site auction, on site estate sale, out right purchase of contents, or consignment for auction at another location. We also try to prepare the property prior to sale. Make small minor repairs, yard work etc. Depending on the extent of the work needed, we may offer these options at no cost to you! We also take care of the appointments for previews of property, inspection from fire department for smoke and carbon monoxide detectors, etc.
This option of Real Estate Auction is of no risk to you! As your Auctioneer, I will work very hard to get you the highest possible bid for your property. As the owner of the property you have the right to refuse any and all bids made below your reserve on the Real Estate. Our contract can be made to custom fit your financial comfort with a realistic goal.
In most cases, we charge the buyer a 10% buyers premium. The buyer is paying the commission for our time and expense. For example. If your property sold for $100,000.00, the actual final price to the seller would be $110,000.00. Seller would receive the $100,000.00 and the Auction Company would receive the $10,000.00 buyers premium. We can also offer other options, if the property you are selling is near or over the jumbo loan category. In some cases our clients have preferred other options.
Our goal is to bring as many buyers to you as quickly as possible, as we all know that time is money. We will make every effort to sell your property for you in 21 to 30 days.
